“Sun Apple Developments spans multiple provinces, including Phnom Penh, Kampot, Sihanoukville, Siem Reap, Koh Kong, and Kampong Speu. The company’s projects range from land development to hospitality, with a focus on both local and expatriate needs,” she said.
Among its standout initiatives is the Apple OKL land project in Kampong Speu, a 45-hectare venture offering affordable land ownership opportunities to Cambodians. “Apple OKL is designed for average Cambodians to own land,” says Yein. “It’s 50 kilometers from Phnom Penh, with over 2,000 lots priced between $5,000 and $25,000. Although it’s been just three years, we’ve already ensured all lots come with hard title deeds. Thirty percent of the lots have been sold, paid off, and buyers have collected their hard titles.”
In the hospitality sector, Apple Hotel Three, located near Phnom Penh Airport, has been a notable success. “The hotel completed at the end of 2019 and has averaged a 50% occupancy rate over the past five years, even during two years of the pandemic,” Yein shares.
Looking ahead, Sun Apple Developments is considering projects in affordable housing, solar energy, and agricultural land development. “The opportunity is still now,” says Yein. “Cambodia is shaping up in infrastructure, policies, and regulations, but it’s still young in development. There’s so much potential, especially with support from countries like China, Japan, Korea, and others.”

For Yein, returning to Cambodia after over three decades in Canada was a decision deeply rooted in family and opportunity. “The decision to come back was primarily for my father and the business opportunities here,” she reflects. “I’m so glad I did. It has greatly opened my eyes to this other side of the world, and to be able to connect to my roots is such an amazing experience. I’m so glad I could live such a fulfilling life, with my husband and my two boys by my side.”
